Metal vs shingle vs tile: Florida roof cost comparison
A cheaper roof that lasts half as long is not always cheaper. Enter your roof size and region to see each material's installed price next to its typical Florida lifespan and its cost per year of service.
Cost per year of service: what it measures
Cost per year divides the typical installed price by the planning lifespan for that material in Florida. It answers a simple question: if you stay in the home for the roof's whole life, what does each year of roof cost you?
It leaves out three things you should weigh yourself. Money has a time value, so paying more today for years far in the future is worth less than the arithmetic suggests. Most owners sell before a 40-year roof wears out, though a newer roof also helps with insurance. And insurers in Florida look at roof age, so a longer-lived roof stays under age thresholds for longer.
Florida roof materials compared
For a one-story Tampa Bay home with a 2,000 sq ft footprint and a medium (5–6/12) pitch, about 23.9 squares of roof:
| Material | Installed (low–high) | Typical | Typical FL life | Cost per year | Citizens age limit |
|---|---|---|---|---|---|
| Architectural shingle | $10,700–$21,500 | $14,500 | 15–20 yrs | $806 | 25 yrs |
| Concrete tile | $19,800–$35,300 | $24,700 | 20–30 yrs | $988 | 50 yrs |
| Clay tile | $27,800–$56,700 | $36,600 | 25–35 yrs | $1,220 | 50 yrs |
| Standing-seam metal | $22,100–$39,100 | $28,200 | 35–50 yrs | $705 | 50 yrs |
| 5V-crimp metal | $16,400–$29,100 | $21,700 | 25–35 yrs | $723 | 50 yrs |
Citizens: 25 years for shingle, 50 for tile and metal
Citizens Property Insurance treats shingle and flat roofs as "soft" and tile, slate, concrete and metal as "hard." Once a soft roof is over 25 years old, or a hard roof over 50, Citizens asks for documentation of at least 5 years of remaining useful life or proof of full replacement. Since August 1, 2026, Citizens also pulls roof age automatically from third-party data on new applications.
In practice, a tile roof's underlayment usually needs replacing well before 50 years, so the hard-roof limit rarely decides when tile is replaced. For a metal roof, it often does not come into play at all. Private insurers set their own rules, which are not public. The statute that applies to all insurers is the 15-year rule in §627.7011(5); see Florida roof insurance rules.
Wind ratings and product approval
Roof products installed in Florida need a Florida product approval rated for the wind pressures at your home. In the high-velocity hurricane zone (Broward and Miami-Dade), products need a Miami-Dade Notice of Acceptance (NOA) or a Florida approval that covers the HVHZ, and tile must be set with mortar or foam under the HVHZ protocols. Palm Beach County has design wind speeds near Broward's but is outside the HVHZ, so a standard Florida approval is enough there. You can look up any product in the Florida product approval search or the Miami-Dade NOA search.
Wind performance differs by material. After Hurricane Ian, IBHS found that about half of shingle roofs had issues, about 40% of tile roofs had some damage (significant damage was rare except on roofs over 20 years old), and metal roofs had damage rates around 12%.
Switching from shingle to tile: the weight question
Tile is much heavier than shingle, and a home framed for shingles may need structural work to carry it. Lee County's roof permit guide requires an engineer's letter when a roof changes from shingle or metal to tile, and other counties may ask for the same. Going the other way, from tile to shingle or metal, adds a tile tear-off charge of about $75–$150 per square in our model.
Price trends in 2026
| Indicator | Change | Period |
|---|---|---|
| Steel mill products, producer price index (proxy for metal panels) | +23.4% | Aug 2025 to Aug 2026 |
| Steel mill products, same index | +45.7% | Jan 2025 to Aug 2026 |
| GAF shingle and accessory list prices | +6% to +9% | Effective June 1, 2026 |
| Prepared asphalt roofing, producer price index | +3.9% | Aug 2025 to Aug 2026 |
Steel prices have risen much faster than shingle prices since the steel and aluminum tariff went from 25% to 50% in June 2025. Our model assumes roughly 6% a year for metal and 4% for shingle and tile going forward, but that is an estimate.
How to use the result
- If you plan to stay 10 years or less, the upfront price and insurance treatment usually matter more than cost per year.
- Near salt water, check metal warranty limits: many Galvalume and painted-steel warranties do not apply within about 1,500 ft of salt water.
- For a detailed estimate with tear-off, deck and code items, use the roof replacement cost calculator.
