Florida roof replacement cost calculator
Enter your ZIP code, the size of your home, the roof pitch and the material you want. The calculator returns a low, typical and high installed price in 2026 dollars, with each line item and multiplier shown.
How the estimate works
The calculator prices your roof in roofing squares. A square is 100 sq ft of roof surface. It turns your home's size into squares, multiplies by a Florida price per square for the material, adjusts for region, wind zone, pitch and stories, then adds code-required items and the permit.
The prices per square come from Florida re-roof permits. We analyzed declared job values on 2,217 residential re-roof permits in Cape Coral (applied January 2025 to October 2026) and value per square foot on 5,305 single-family re-roofs in Miami-Dade (issued October 2024 to October 2026). Contractors declare these values when they pull the permit, so we treat them as a floor-to-typical anchor, not a ceiling.
The formula in words
- Roof area. Footprint × slope factor × 1.07 (a 7% allowance for overhangs), divided by 100 to get squares.
- Roof covering. Squares × price per square for your material × regional multiplier × high-velocity hurricane zone multiplier (Broward and Miami-Dade only) × pitch multiplier × stories multiplier. This line includes tear-off of one layer, disposal, the code-required secondary water barrier, drip edge, standard flashing and vents, labor, and the contractor's overhead and profit.
- Adders. Extra tear-off layer, tile tear-off when you switch away from tile, deck re-nailing and a roof-to-wall retrofit where the code requires them, and an allowance for replacing damaged deck sheets.
- Permit and inspection fees as a flat line.
The low, typical and high columns each use the matching low, typical and high value of every input, then round to the nearest $100.

Multipliers: region, HVHZ, pitch and stories
Roofer wages in our six regions differ by only about ±8% (BLS, May 2025), so regional multipliers are modest. Most of the spread between Florida metros comes from the wind code, roof type and home size. The regional multiplier blends wages into the labor share of the job: 0.45 × (local roofer wage ÷ Tampa wage) + 0.55, with judgment adjustments marked below.
| Region | Typical | Range | Basis |
|---|---|---|---|
| Tampa Bay | 1.00 | 0.95–1.05 | Derived from wages |
| Sarasota–Bradenton | 1.03 | 0.98–1.10 | Derived from wages |
| Fort Myers–Cape Coral–Port Charlotte | 1.00 | 0.95–1.05 | Derived from wages |
| Naples (Collier County) | 1.08 | 1.02–1.18 | Wages plus estimate |
| Palm Beach County | 1.07 | 1.00–1.12 | Estimate |
| Broward County (HVHZ) | 1.00 | 0.95–1.05 | Derived from wages |
| High-velocity hurricane zone (Broward, Miami-Dade), applied on top | 1.20 | 1.10–1.30 | Derived from permits |
Why HVHZ costs more. In Broward and Miami-Dade, the Florida Building Code's high-velocity hurricane zone (HVHZ) rules apply: products need a Miami-Dade Notice of Acceptance (NOA), fastening is stricter, tile needs mortar or foam set to the HVHZ protocols, and there are more inspections. The median Miami-Dade shingle re-roof was declared at $6.96 per sq ft (n=641); the Cape Coral shingle median works out to $5.43. That ratio is 1.28. We temper it to 1.20 because the Cape Coral per-square sample is small and Miami-Dade roofs are smaller, which pushes their price per foot up. No official source publishes an HVHZ premium.
Pitch. Steeper roofs take longer and need more safety setup. Low and medium pitches (up to 6/12) use 1.00, steep (7–9/12) 1.10 and very steep (10/12 and up) 1.20. These follow the insurance-estimating convention of separate steep charges and are estimates. Roofs over 12/12 typically cost more again; the calculator does not go above 1.20, so treat its high figure as the floor for a very steep roof.
Stories. A two-story home uses 1.05. In Miami-Dade permits, two-story re-roofs ran about 4.8% (shingle), 4.6% (tile) and 2.0% (metal) higher per sq ft than one-story ones. Three stories or more uses 1.10, an estimate.
Older-home code items
Two Florida Building Code requirements can add real money to a re-roof on an older home. The calculator adds them only when you check the box.
- Deck re-nailing (FBC-Existing Building 706.7.1). When a site-built home's roof covering is removed, a deck fastened with staples or 6d nails must be re-nailed with 8d ring-shank nails at 6 inches on center. It does not apply to homes permitted under the Florida Building Code, which took effect in March 2002. Palm Beach County's form skips re-nailing for homes built or re-roofed after May 1, 1999. We price it at $20–$60 per square, typically $35. No published figure exists; this is our estimate from labor hours and nail cost.
- Roof-to-wall connection retrofit (FBC-EB 706.8). When a wood roof deck is re-covered in the wind-borne debris region and the home's insured value (or just value, if uninsured) is $300,000 or more, the roof-to-wall connections must be strengthened, for example with straps or clips. The construction-date cutoff varies by jurisdiction: Palm Beach County uses permits before 1987; Lee, Collier and Fort Myers use 1993 to 2002. The code caps the required spend at 15% of the re-roof cost. The calculator uses 5%, 10% and 15% of the roof covering line for low, typical and high.
- Deck sheets. Rotten or delaminated plywood found during tear-off is replaced at $70–$130 per 4×8 sheet installed. The allowance assumes 10% of sheets on a pre-2002 home and 3% otherwise. Your contract will usually price extra sheets per unit.
- Extra layer. A second layer of shingles adds $50–$150 per square to tear off. The code (FBC-EB 706.3) does not allow a new covering over two or more existing layers, so both come off.
- Tile tear-off. Removing tile to install shingle or metal adds $75–$150 per square for the weight and disposal.
Example with every adder
A one-story Broward home with a 2,000 sq ft footprint, medium pitch, architectural shingle, built before 2002 and worth over $300,000, comes to about 23.9 squares:
| Item | Low | Typical | High |
|---|---|---|---|
| Roof covering, tear-off of 1 layer, underlayment, labor | $11,250 | $16,500 | $26,150 |
| Deck re-nailing (FBC-EB 706.7.1) | $500 | $850 | $1,450 |
| Deck sheet allowance (8 sheets) | $550 | $750 | $1,050 |
| Roof-to-wall connection retrofit (FBC-EB 706.8, capped at 15%) | $550 | $1,650 | $3,900 |
| Permit and inspection fees | $250 | $400 | $1,000 |
| Total | $13,100 | $20,200 | $33,600 |
How the calculator measures your roof
The footprint is the area under the roof seen from above, including the garage and covered porches. If you enter living area instead, we divide it by the number of stories and add 25% for the garage and covered porches. That 25% is an estimate; a home with a large lanai under the main roof will need more. For Manatee and Charlotte addresses we also show the building outline from aerial footprint data, but outlines often include screened pool cages, so the calculator starts from living area.
For homes in Manatee and Charlotte counties, the address search fills in the footprint from Microsoft's building footprint data. Footprints are traced from aerial imagery, so measure before you sign anything.
Slope turns footprint into roof surface. The slope factor is √(1 + (rise ÷ 12)²):
| Pitch button | Rise used | Slope factor | Squares per 1,000 sq ft of footprint | Labor multiplier |
|---|---|---|---|---|
| Flat (under 2/12) | 0.5/12 | 1.001 | 10.7 | 1.00 |
| Low (3–4/12) | 4/12 | 1.054 | 11.3 | 1.00 |
| Medium (5–6/12) | 6/12 | 1.118 | 12.0 | 1.00 |
| Steep (7–9/12) | 8/12 | 1.202 | 12.9 | 1.10 |
| Very steep (10/12 and up) | 11/12 | 1.357 | 14.5 | 1.20 |
What the estimate does not include
- Full self-adhered underlayment over the whole deck. The base price includes the code-minimum secondary water barrier; upgrading to full peel-and-stick runs about $40–$90 more per square (estimate).
- Deck replacement beyond the allowance, rotten rafters or trusses, and fascia, gutters, skylights or solar work.
- Price increases after 2026. Our model assumes about 4% a year for shingle and tile and 6% for metal.
- Local quirks such as solid-waste fees for tear-off in Lee County, or a full building permit for a roof-to-wall retrofit in Fort Myers. Our Florida roof replacement cost guide and the regional pages cover permits and fees.
Limits of this calculator
- It is not a quote. Roof shape (hips, valleys, dormers), deck condition and the contractor's schedule move real prices. Use the range to sanity-check bids.
- Clay tile and 5V metal rest on thin data. Treat their ranges as estimates. Standing seam outside the HVHZ rests on only 9 Cape Coral permits that state the number of squares.
- Calibrated regions. Prices are calibrated for Tampa Bay, Sarasota–Bradenton, Fort Myers–Cape Coral, Naples, Palm Beach and Broward. Other Florida ZIP codes use the Tampa baseline, and Miami-Dade uses the Tampa baseline with the HVHZ multiplier.
- Permit values are self-reported. They can leave out change orders and deck work. As a cross-check, Verisk puts the average U.S. roof replacement at $17,631 in 2025, based on insurance claims.
