Florida roof replacement cost in 2026
A typical architectural shingle re-roof on a one-story Florida home with a 2,000 sq ft footprint costs about $10,700 to $21,500, with $14,500 typical outside Broward and Miami-Dade. Tile and metal cost roughly twice as much. Below are the permit data behind those numbers, prices by material and region, and the code and permit rules that change the total.
What Florida re-roof permits show
Most cost guides survey contractors or use national estimating books. We used declared job values from public permit records in two Florida jurisdictions that publish them. Contractors state the job value when they pull a re-roof permit, so these are real Florida jobs, though values can leave out change orders and deck repairs.
| Cape Coral, residential re-roofs | Median total | Middle half (IQR) | Permits |
|---|---|---|---|
| Shingle | $15,350 | $13,000–$19,260 | 1,161 |
| Metal | $35,700 | $24,818–$50,831 | 333 |
| Tile to tile | $52,100 | $39,354–$71,000 | 216 |
| Miami-Dade, single-family re-roofs | Median per sq ft of roof | Middle half (IQR) | Permits |
|---|---|---|---|
| Asphalt shingle | $6.96 | $5.94–$8.64 | 641 |
| Tile | $11.20 | $10.00–$12.78 | 836 |
| Metal (includes wood shake category) | $12.12 | $10.67–$13.82 | 1,513 |
| Flat (gravel, SBS, single-ply) | $8.99 | $6.83–$11.67 | 2,308 |

Price per square and per square foot, by material
Roofers price by the square: 100 sq ft of roof surface, measured along the slope. Roof surface is larger than the home's footprint, about 1.2 times for a medium pitch with overhangs. So a quote of "$5.75 per square foot" means per foot of roof, not per foot of floor.
| Material | Per square (low–high) | Typical per square | Typical per sq ft of roof |
|---|---|---|---|
| Architectural shingle | $450–$800 | $575 | $5.75 |
| Concrete tile | $850–$1,350 | $1,000 | $10.00 |
| Clay tile (estimate) | $1,200–$2,200 | $1,500 | $15.00 |
| Standing-seam metal | $950–$1,500 | $1,150 | $11.50 |
| 5V-crimp metal (estimate) | $700–$1,100 | $875 | $8.75 |
| Flat: mod-bit or TPO | $600–$1,000 | $750 | $7.50 |
Worked example: a 2,000 sq ft Florida home
Take a one-story home in Tampa Bay with a 2,000 sq ft footprint (the area under the roof, including garage and porches) and a medium 5–6/12 pitch, built after 2002. With slope and a 7% overhang allowance, that is about 23.9 squares of roof. For architectural shingle:
| Item | Low | Typical | High |
|---|---|---|---|
| Roof covering, tear-off of 1 layer, underlayment, labor | $10,250 | $13,750 | $20,100 |
| Deck sheet allowance (3 sheets) | $200 | $300 | $400 |
| Permit and inspection fees | $250 | $400 | $1,000 |
| Total | $10,700 | $14,500 | $21,500 |
The typical figure sits just under the Cape Coral shingle median of $15,350. If the same home was built before 2002 and has never had a re-roof under the Florida Building Code, deck re-nailing and a larger deck-sheet allowance raise the typical total to $15,800. A home with a 1,500 sq ft footprint comes to about $8,100–$16,300, typically $10,900.
How cost varies by region
Roofer wages in the six regions we cover differ by only about ±8%. The big jump is in Broward and Miami-Dade, the high-velocity hurricane zone (HVHZ), where products need a Miami-Dade Notice of Acceptance, fastening rules are stricter and there are more inspections. Miami-Dade's shingle median of $6.96 per sq ft is about 1.28 times Cape Coral's $5.43; we use a tempered 1.20.
| Region | Shingle, low–high | Typical | Roofer mean wage |
|---|---|---|---|
| Tampa Bay | $10,700–$21,500 | $14,500 | $23.37/hr |
| Sarasota–Bradenton | $11,000–$22,500 | $14,900 | $24.84/hr |
| Fort Myers–Cape Coral | $10,700–$21,500 | $14,500 | $22.79/hr |
| Naples | $11,500–$24,000 | $15,600 | $25.24/hr |
| Palm Beach County | $11,200–$22,900 | $15,400 | $23.25/hr |
| Broward (HVHZ) | $11,700–$27,600 | $17,200 | $23.25/hr |

Are roof prices still rising?
Yes, metal especially. Producer prices for steel mill products were up 23.4% in August 2026 over a year earlier, and 45.7% since January 2025, after the steel tariff doubled to 50% in June 2025. Shingle inputs rose more slowly, but GAF raised shingle and accessory list prices 6–9% on June 1, 2026, and other major makers announced similar increases.
Nationally, Verisk put the average U.S. roof replacement at $17,631 in 2025, based on insurance claims. Our prices are in 2026 dollars; for later years we assume about 4% a year for shingle and tile and 6% for metal (estimates).
Is $50,000 for a new roof reasonable?
For a shingle roof on a typical Florida home, no. Three in four Cape Coral shingle re-roofs were declared at $19,260 or less. For tile or a large metal roof, $50,000 is within the normal range: the Cape Coral tile-to-tile median was $52,100, and a quarter of metal re-roofs came in above $50,831.
Size, wind zone and code items add up. A one-story Broward home with a 2,500 sq ft footprint, a steep 7–9/12 pitch and concrete tile, built before 2002, comes to about $33,100–$69,600 in our model, typically $45,100. If a shingle quote is near $50,000, ask for the number of squares, the price per square and the line items, and compare them with the calculator.
The 25% rule: when a repair becomes a replacement
Florida's building code allows no more than 25% of a roof to be repaired or replaced in 12 months unless the whole roof is brought up to current code. Roofs built or replaced under the 2007 Florida Building Code or later (in practice, permitted on or after March 1, 2009) are exempt under §553.844(5): only the repaired part must meet code. For an older roof with major damage, this rule can turn a large repair into a full replacement. Details, plus how insurers treat roof age, are in our guide to Florida roof insurance rules.
Permits and the notice of commencement
A re-roof in Florida needs a building permit. The contractor usually pulls it, and the fee is often a few hundred dollars. Fee schedules are changing because of HB 803 (in effect since July 1, 2026), which bans inspection fees based on total project cost. Confirm the current fee with your building department.
| Jurisdiction | Re-roof permit fee | Schedule date |
|---|---|---|
| Hillsborough County (unincorporated) | $250 flat, about $256 with state surcharges | Effective 2024-10-05 |
| Manatee County | $153; $118 with virtual inspection | Effective 2023-04-01, amended 2026-04-21 |
| City of Fort Myers | $157 flat | Effective 2025-08-05 |
| Broward County (unincorporated) | 3.0% of job value ($250 minimum) plus processing fees; about $765 on a $20,000 job | Effective 2025-05-01; may change under HB 803 |
| Miami-Dade County | Median $312 paid on 2024–26 re-roof permits (middle half $235–$407) | Our permit analysis |
- Notice of commencement. If the direct contract is more than $5,000, a recorded notice of commencement must be on file with the permit office before the first inspection (§713.135). Nearly every re-roof crosses that line. The notice expires if work does not start within 90 days of recording (§713.13).
- HB 803 permit exemption. Since July 1, 2026, some single-family work under $7,500 can be exempt from permits on written request, outside flood hazard areas and excluding structural work. St. Petersburg says roofing is excluded, and whether other jurisdictions exempt re-roofs is unclear. Don't assume a re-roof is exempt; most cost more than $7,500 anyway. Single-family permits now expire after one year.
